Why do I need to ask for approval to make changes to the exterior of my home? I own my home and make my mortgage payments.

When you purchased your home/lot/unit, you accepted the Deed Restrictions that were placed there by the developer.  Many times, first time home-buyers are not aware that there are certain restrictions that control the overall appearance of the community. 

These restrictions require that any significant improvement or change made to the exterior of your home be approved by the Architectural Control Committee or Board of Directors to ensure the aesthetics of the community are maintained.  While this may seem intrusive, this helps preserve property values and keep the neighborhood looking uniform.  For more details please see the section in your Declaration of Covenants, Conditions and Restrictions on Architectural Control, and/or the Architectural Standards and Guidelines - which are located in the document library on the associations website.

Should you wish to make a change to the exterior (paint/roof/fence/outbuilding/etc) you will need to submit an ARC form detailing the change or improvement you wish to make.  Changes to your property can not be made until you receive approval from your association in writing.
